Water supply pipe leak detection
A pipe can lose water beneath a driveway or lawn for weeks before a wet patch appears. An unexplained increase in the bill or a meter that never quite stops is often what gives it away.
What you tend to notice
- The meter moves when taps and water-using appliances are off
- A persistently wet patch along a path, driveway or garden

How it is found
ADI uses acoustic listening, correlation and tracer gas according to the pipe and ground conditions. Testing and tracing narrow the search before excavation is agreed.

Underfloor heating leak detection in screed floors
A heating pipe hidden beneath a tiled or screeded floor can leak without leaving an obvious puddle. Repeated pressure loss or a patch of damp around the floor deserves a closer look.
What you tend to notice
- The system needs topping up repeatedly
- Damp flooring, dark grout or swollen skirting boards
- An unusual warm patch or moisture around the manifold
How it is found
Individual loops can be isolated and tested. Thermal imaging helps trace their route, with tracer gas and acoustic equipment used where appropriate to investigate the suspected leak.
Repairs
Once the location is established, ADI can quote for access and a suitable pipework repair. Floor finishes and drying need to be considered separately.

Water often travels along a joist or pipe before it becomes visible. The stain on your ceiling may be some distance from the leaking connection, especially when the pipework is boxed in.
What you tend to notice
- A ceiling stain that spreads or keeps returning

- Water use that continues when everything should be off
How it is found
Pressure testing helps identify the affected supply. Moisture readings, thermal imaging, acoustics and a borescope camera follow the route and inspect hidden spaces where access allows.
Repairs
Concealed hot and cold pipework repairs may be quoted. The engineer explains any opening needed; plastering, decorating and other reinstatement require separate arrangements.

A boiler that keeps losing pressure needs its cause investigated. The fault might be a hidden heating pipe, a radiator valve or the boiler itself, and the first job is to distinguish between them.

How it is found
The engineer tests the system and uses thermal imaging, tracer gas or acoustic listening as appropriate. These checks help locate pipework faults without opening floors at random.

Bathroom and shower leak detection
A damp ceiling beneath a bathroom does not automatically mean the shower seal has failed. Supply pipes, wastes, bath connections and radiator valves all need considering before a repair is chosen.
What you tend to notice
- A stain downstairs after using the shower or bath
- Moisture around a toilet, tray or bath panel
- Loose tiles, dark grout or persistent damp smells
How it is found
ADI checks the pattern of moisture and tests likely sources separately. Thermal imaging, moisture meters, camera inspection and controlled water or dye testing can help distinguish a plumbing fault from water escaping around the fittings.

Pipework repairs may be quoted. Shower trays, waterproofing, tiling and fitting work are for the relevant trade, with the investigation report explaining the findings.

Rainwater can enter around a roof junction or window and travel through the building before staining a room. Finding the entry point helps the repair contractor deal with the cause.
What you tend to notice
- Damp returns after rain
- Water marks around a window or beneath a balcony
- A ceiling stain below a pitched or flat roof
How it is found
Moisture mapping and thermal imaging establish the affected area. The accessible structure is then investigated with suitable tests, which may include tracer gas, dye testing or roof inspection equipment.
Repairs
ADI locates and reports roof and structural leaks. Repairs are carried out by a roofer, window specialist or other appropriate contractor.
